Holiday rental required 2016

I have some wedding clients wishing to rent a villa in July/August 2016. They require a villa which sleeps 7/8. Preferred areas: Lapta/Alsancak/to the west and up to Chatalkoy to the east. Preferably not far from a beach or close to a bus route.
They found a villa on Owners Direct, but when they went to book it, the owner wanted an extra £350 per week for a 2016 booking. I know electric has increased, but that is a huge jump in price and is not general throughout the TRNC, or maybe they do not wish to let the property out?
