Hi All
I'm going to privately rent my villa and have quoted a monthly rental. Is it normal to charge them separately for utilities?

If you are renting long term i.e. 3 months or more the tenants pay the electricity & water. If you are doing 'holiday lets' for short periods you would normally give the tenants an allowance for elctricity & water which would cover normal useage anything used above this would come out of their deposit.
You have to pay 10% tax on the gross rental income.

Be careful as in summer the people renting tend to us the AC a lot, which can push up your electric bill

Hi everyone
Many thanks for your advice, really useful. Have now let the villa for 5 months. Tennants have agreed to pay electric, water and pool maintenance on top of the monthly rental so problem solved. Useful info also regarding holiday letting
Thanks again
George
