Property Management Officer

Are you an enthusiastic, dynamic person interested in a career in the property sector? Why not become a Property Management Officer professional? based in the North Cyprus area. Hours are flexible, post is part time to start with then expanding. e.g. 3-10 hours per week, ( The level of work will be increasing over short time to 20 hours, 30 hours, 40 hours and training will be provided. ) No experience is essential but willingness to learn, to remember information/ utilise information is essential and to be proactive at all times:

excellent property management service across the globe. We manage properties in London, Hastings, and Hull area.

Do you have a knowledge of English and a limited knowledge of Turkish. ( ideally good or great knowledge of turkish would be beneficial. )



You will be responsible for all aspects of property letting, management and maintenance, as well as be the initial point of

contact when liaising with tenants and contractors to ensure an effective property management operation at all times. Also you

will support the whole team where necessary and maximise all opportunities to increase revenue and control costs.

KEY DUTIES AND RESPONSIBILITIES

Provide direct support to the Company Director as instructed.
Some knowledge or willing to learn; relevant Housing Legislation in the country.
Undertake viewings with potential clients.
Pre Analysis of reasonable potential clients and prospects
Interviewing and screening potential clients.
Collating and maintaining up-to-date client records.
Raise appropriate work order requests having verified the work beforehand.
Coordinate and manage property repairs, liaise with maintenance contractors to ensure works/repairs are completed to a timely & satisfactory level.
Verify standard of workmanship on receipt of the contractor invoice.
Communicate with tenants where issues need to be addressed & undertake problem assessments to identify suitable solutions to resolve the issues.
Conduct a regular inspection programme of all nominated properties and ensure that adequate records (including photographic) are maintained.
Undertake move in & move out procedures, to include recording meter readings, recording of information (including photographic evidence) of safety issues / re pairs and dealing with any tenant ‘education’ tasks.
Produce accurate reports & statistics for management information purposes.
Manage all costs, particularly those associated with maintenance work and to maximise all income generating opportunities.
Chasing outstanding rent, as well as all other costs/fees that are due from the tenant.
Respond to correspondence received via letter & email.
Make & receive telephone calls in relation to all aspects of the business.
Provide daily support to all other members of the team to include all aspects of office administration .
Maintain office logs as appropriate such as safe, keys accountability, inventory accountability.
Ensure maintenance documentation is completed for all contractors and that all employees are listed
To assist with the selling of the property , viewings, straight sale and dynamic sale.
To assist with the sales of property for person struggling to sell there house.
Dealing with contracts and contractual law aspects.
Monitoring monies paid into an account and developing the toughness to handle when things don’t necessarily to plan..

A little impartial advice for those responding to a job advertisement...

Please make sure that you follow the instructions given in the advert!

If the advert gives a telephone number, and nothing else, then Ring The Number!

If it says Email (or post) your CV, then do exactly that!

This may sound obvious, even condescending, but you should treat it as the first test of your job application - are you able to understand and accurately carry out the task which you are given?

An employer needs to know that employees can do that, so if you don't follow the requested procedure when applying for a job, then the conclusion might be that you either did not understand the instruction, or that you were unwilling or incapable of carrying it out.

If you post a response here on the Forum instead of following the instruction, then you may have just ruined your chance of getting the job.

Good advice Keith and also check the reply before sending for spelling mistakes.

You are so right. It DOES give a phone numb er, and were I the advertiser and people ignored that simple fact of where to apply, then they would never become an employee of mine!

Actually I would not mind the job myself but.......................other commitments mean I could not be committed to this task as one should.

Hope they find the ideal candidate - although they may have done so already!

One other tip, which I didn't include, is that if you have posted or emailed a CV in accordance with the job advert, it never hurts to give them a telephone call after a day or two - ostensibly 'just to check that your CV had been received', but really to give you the opportunity to have a chat with the person who might be making employment decisions, or who might be in a position to influence that decision.

This is also an indirect way of demonstrating initiative (and resourcefulness, if you needed to do some research in order to find the 'phone number and name of the person concerned) and it demonstrates that you understand at least one of the functions of a Manager, which is to check that things have actually happened after you set a process in Motion, instead of just leaving it and assuming that all had gone according to plan...

I realise that this is all basic stuff to most of you, but the post is intended to help those who have not yet gained experience in the workplace

Thank you for such good advice, unfortunately I myself have encountered a very serious problem in the very recent past when calling a number given on this forum, this incident ended up with police involved due to the number being a scam and being asked to come for an interview, fortunately for myself I luckily realised what was happening before I attended the interview but this could have ended up in a very bad way ruining the rest of my life.

I air on the side of caution and would prefer a legit email address to respond to.

You have also made the people responding on here look very silly which is a shame cause anyone of them could have personal reasons like myself for not wishing to call a number.

If you are not interested in the job I see no reason for you to be commenting at all.

Im sure you're responses will be very defensive as they normal are on this forum.

Yes I agree that is one of the reasons I do not go on the forum very often!! I too would prefer to send an email and I think that if someone goes to such length on a forum to state what is required for the job why would they not put the name of the company or an email address. I have tried to call these numbers several times (not from my mobile) and nobody answers.

I have responded to the concerns expressed by jenth and have also asked the original job poster if it would be possible for an email address to be added to the original advert.

I think the advice given is sound but I appreciate that cold calling a number not known is sometimes not easy and an email address to send in a cv would have been usefull.

I am sure most are aware but if you click on the original posters name there is usually an option that comes up allowing either a private message (pm) or email to be sent. Maybe this was the reason why no email is on the job advert.

I am awaiting a response from the original poster.

I was trying to help by offering what seemed to me to be good advice, based on my direct experience as an employer.

...as I still am now...

The original poster had made 4 previous posts, in which he did give some more information about the company - if you check on his profile, you will be able to see that info, including his actual email address.

This does not answer your concern over the lack of information in the job advert, perhaps 'Posh' will get some answers.

I notice that the original poster has not made any more posts on this forum since the one in question, and that was 2 months ago - also, from the posts that he has made, that he or his Company have interests in the UK (Hastings and Hull) so it may be that he is not based here, and was merely 'sounding out the prospects' for a future business proposition.

I have not found any reference to him (Arif Atac) running a business here (apart from his posts on this forum) which also suggests that he may be a UK based Cypriot.

All in all, Judging by the post by Denise coupled with the above, I'm afraid that the chances of there being a job do not look great

Even so! - Let's see what Posh can find out.
