Homes being auctioned
A notice was put up by a bank employee at Karsiyaka coffee shop yesterday announcing the sale of houses on 4 sites built by Boyut. Some of the homeowners have been fighting for their deeds for 10 years. Auction is to start at 10.00 am on 19th June. I believe sites include Aphrodite and Harmony Homes as well as a couple of others in Karsiyaka. Horrendous - words don't fail me but they are unprintble on a public forum!

Unfortunately this is not a unique occurrence here in North Cyprus, home buyers being duped by a corrupt system. Kulaksiz 5 and Greatstone are probably the best known of auctioned sites but there are numerous others.
It is a shame that people did not listen to the warnings several years ago as to what was going to happen. I will not say it would have made a difference but if many more people had turned out at protests held on numerous occasions the government of this country may have listened to what was going on.
The wonderful Marian Stokes did her best but she was always battling alone.

I understand what you are saying, Cyprusishome, but these people have been fighting for their deeds since before the warnings were put out. They haven't had the publicity of the others but, believe me, they have been trying to obtain their deeds through the courts but Boyut Construction ( Firat Yildarim) has walked away unscathed and left the homeowners to pay his debts.

They have a garden centre on the main road also they have been trying to get work by offering building services on here amazing!!!

Everything he does now will be in someone else's name. The laws are not in place to protect the innocent which is the case in most countries.
If he still had the corner house I could have called him a cheating bar steward, but you know what I mean anyway. People should be vary wary when dealing with this man. If you shake hands with him please count your fingers afterwards.

I would certainly like to do what I can to help.....but what is it that we can do? Turn up at the auction certainly....I hope several of us will do that.
But does anyone know if the late Marian Stokes had any contacts in Goverment that we could lobby? Is there a minister of sorts that was sympathetic to this cause?
Any information gratefully received.

Please can anyone tell me which houses on Harmony are up for auction, as I have a friend in the UK, who owns no 8 mountain side. Would be Harmony 1

There were going to be 3 houses up for auction on Harmony 3 but they have all paid the money the bank were demanding. The rest of the buildings on that site are merely part built concrete shells that the bank mustn't be interested in at the moment.

If only the solution was as simple as warning people about certain builders. I remember the days when Greatstone was the most recommended developer on the island. People, including Home Buyers Pressure Group highly recommended the builder and initially purchasers were extremely happy with their new homes. This has happened countless times, people recommending during the build or when they take residence instead of waiting until they have their deeds. Even then there is no guarantee that the next development will not be free from troubles.
The problem has always been that purchasers do not safe guard themselves by getting Permission to Purchase prior to entering into a contractual agreement and handing over money.The system is set up to legally allow unscrupulous developers to fleece buyers with few penalties for what is really fraud. If buyers did this they can exchange their money only upon completion and upon deed transfer to ensure security of ownership. Paying upfront before you have deeds whilst waiting for PTP appears to leave several months or in some cases years, in which the title remains in the legal ownership of the developer allowing him to take out mortgages and loans or be used as his assets if he fails to pay that loan for his new villa and merc or declares bankruptcy.
It is a shameful system but sadly one that the Government has failed to address despite the fact that it has been detrimental to the construction industry and the TRNC reputation.

I think it is Catalkoy Home and Garden Centre. They advertise property for sale at Sunset Hills, Esentepe. According to The article in Cyprus Today this auction has now been cancelled.
I have read the article with great interest and am astonished to read that a "spokesman" for Boyut Construction is actually trying to place some the blame with the buyers who he says owe £360,000, what an absolute load of tosh. He also says that the auction was to be for bare land and there would be no victims but how can that be possible when people are living in real houses on the Aphrodite site. It seems to me they just enjoy making things up as they go along.
Innocent people across several of his sites who paid the full asking price for their properties many many years ago, and I include myself in that, are under terrific stress with what is happening and this shouldn't be allowed to go on.
Please, please TRNC Government help these people with this.

The longer we lived here we realized that only foreigners to Cyprus tell lies and cheat!!! That will not change in the foreseeable future.

Sadly true but these people do it time and time again and have no feelings for the people they have stolen from. I was in the process of Ming on three sites from boyut fortunately smelt a rat before completing. None of the houses on all three sites were completed. I cannot understand why they cannot be taken to court and punished even if things are in his wife's name as she helped in the sales process. It's a funny legal system. But it happens in the south on a much larger scale also involving banks, lawyers ( sorry advocates ) builders and landowners.safe in the knowledge that they are above the law. And before anyone mentions Gary Robb he only got away with it as he had locals involved who in the end ripped him off too. At least in the south the eu courts have ruled against the banks and made them culpable.

The news isn't that wonderful as they had to pay an awful lot of money to the bank to get those deeds. Money that was owed to the the bank by the builder, none of the homeowners owed the bank a penny.

Have to agree with Mountain Edge that this is not quite the happy ending that is being suggested here. Whilst I am delighted that these buyers have finally received their kocans, this news is tempered by the knowledge that they have had to pay tens of thousands of pounds to the Bank because of the ignorance / stupidity of their Builder and the intransigence / greed of other professions also involved in the process. They have already paid for their property in full, endured years of worry and heartache and to have to fork out another substantial sum merely to get what they were legally entitled to anyway, sums up the predicament of many other people in a similar situation and highlights the shambles that is the property market in NC. Don't expect a change anytime soon as there seems to be a general disinterest from the Government in addressing this issue which remains a stain on the honesty and integrity of this beautiful if flawed country.

So glad to be out of that corrupt money pit of a country.
I know many are happy and have had few problems but those that have been caught out it is a nightmare. The problem that people at Harmony and many other sites have had is do you keep pouring money in, in the hope that things will eventually get sorted or do you walk away and potentially loose the lot!
Even now Harmony site has a long way to go. They may have site kocans but what follows is still lots more money to parcelise and get houses on to deeds etc. But at least the now have something.

Yes cyprusishome ( think maybe it's time to change your forum name perhaps - sorry not being flippant just trying to find some light in this dark tunnel ) this is the stark dilemma facing many now, do you continue throwing money at the problem hoping that this time the roulette wheel stops on black rather than red !!
A rock and a hard place springs to mind as it really goes against the grain to bail out stupid /corrupt builders - Boyut construction in this case- to hopefully resolve this unholy mess, but walking away from your dreams and hard earned cash seems unthinkable also until the money finally runs out.
As you say, some appear to have chosen the right colour in this game of property roulette and good luck to them but what a crying shame that many are returning back to the UK disillusioned, financially crippled and wishing that they had never heard of Northern Cyprus.
