German real estate is top pick for investment funds.
Germany’s economy, Europe’s largest, will probably grow 0.6 percent this year after a 3 percent expansion in 2011, the Bundesbank predicts. Consumer spending is bolstering growth, prompting real-estate investors to target large shopping centers that dominate their local area and provide owners with a more reliable return.(Bloomburg business week)
The U.K. fell out of Europe’s top five investment locations. A monthly index compiled by Investment Property Databank Ltd indicates that average property values are falling.
Housing costs in Germany’s largest cities are rising at the fastest pace since reunification in 1990 as investors seeking to capitalize on growth in Europe's biggest economy turn to real estate, according to data compiled by Berlin-based research firm Bulwien Gesa AG.
German rents rose by an average of 15 percent in the past five years, while apartment prices gained 23 percent, according to (Bulwien Gesa).
In popular cities such as Berlin, Munich, Hamburg, Cologne, Frankfurt and Stuttgart, the price of apartments and flats have risen by 25 per cent on average since 2010.

Yes. There is opportunity to invest with a leading German property developer that has been sucessfully developing German listed buildings for the past 25years. They are raising finance through hedge funds, institutional investors as well as private investors to purchase listed buildings in Germany and convert them into a luxury properties.
The investment offers fixed exit dates, fixed garanteed returns, returns can be taken every 6months or compounded to give up to 18% per annum over 1, 3 or 5 years.
The process is simple, funds invested are paid to an independent trustee and will be used to purchase a listed building and a first charge is then placed on the asset for security.
Before the developer even starts any work the properties are pre-sold off-plan to high net worth German investors who receive a significant tax break for purchasing them. Each German investor pays a deposit of 30% for each property and this money is paid straight back to the trustee account to generate your investment return.
Resale takes on average 3months. This process is then repeated around 2-3 times a year over the course of the investment but at all times the funds are either in the trustee account which is fully insured or there is a first charge against a property making the investment fully secured.
The apartments are sold very quickly through a network of 65 specialised German agents who only deal with these kind of tax break properties.

Burial plots out perform property 3-1

Well it seems that the unusual asset class of burial plots in the UK has outperformed property by over 3-1 in the last 10 years and while prices have declined in the property market, values of burial plots have soared.
The Chartered Institute of Public Finance and Accountancy has reported that prices of burial plots in the West Midlands have increased from £756 to £1515 in the last 10 years, providing a return of just over 100%.
In comparison, figures provided by Halifax show the average national house price in 2003 was £129,761 rising to £170,733 in 2013. This is an increase of 31.5% over the last 10 years meaning burial plots have achieved a massive 69% more growth over the same period.
These latest figures clearly show us that burial plot prices are not linked to property values or the state of the economy, which makes them an asset class that investors should seriously consider as part of a balanced portfolio.
Running out of space.
According to a BBC Local Radio survey, a quarter of burial authorities will run out space in 10 years or less; nearly half (44 per cent) in 20 years or less and some areas have already completely run out of space - with others set to run out in less than three years.
Some London residents are being forced to pay up to treble the fees to have their loved ones buried by councils elsewhere in the capital because their municipal graveyard is full.
With 150,000 people choosing to be buried per year, there is pressure on the Ministry of Justice to allow the nationwide re-use of abandoned graves. With someone dying every minute in Britain, a solution clearly needs to be found quickly (Daily Mail)

The location for the site was chosen due to local demographics, Within the 15, 30 and 60 minute drive times, the population over 60 years of age comprises more than 40% of the total catchment. Farnham Park sits on the border of Hampshire and Surrey. In Hampshire alone there were more than 11,500 deaths in 2010 and a further 9,500 in Surrey.
Plots are purchased at £1850 each and sold for a minimum of £2595, in accordance with the terms of the contract, within approximately 24-36 months.
There is an exit administration fee of £50 per plot which means that the minimum net profit is £695 per plot, amounting to at least a net 37.5% ROI.
