Lapta property tax

Does anybody know when the Lapta property tax has to be paid?

Maybe the same as Girne area, April and September.

I enquired on Friday and was informed that it is due 1st April

last year Due 1st April ,but could pay up to 30th April ,after that a small fine is added

On this subject, can it be paid if you dont have your Kocan? and what do you produce to validate your property for recording of the payment.

You should have a bill from the council usually red and white. I was paying mine before I got my kocan.

You need to pay each year, Kocan or not. If you don't you will end up with a very large bill. Once a house is built property tax becomes payable even if property is empty and not sold , during this time the builder should be paying, some people have had the unfortunate experience of having to pay backdated because the builder did not pay.

When I bought my property here in Lapta I left the water bill in the name of the previous TC owner for around 5 years, never received a demand for property tax in all that time.

Changed the account into my name and queried property tax, guess what, 5 years back tax was suddenly payable, so I asked why it hadn't been charged before, nothing outstanding ever showed up or was asked for, so I asked if local TC's are exempt from property tax then?

Usual shrug of the shoulders, draw your own conclusions...

Has this tax got something to do with being on mains water then? I am not on mains as yet

There are 2 taxes as I understand the yearly local tax which goes on the water bill usually February (where I am and not a large amount) then the Annual Government property tax which is due 1st April and can be paid in one or two installments, this is paid by all property owners, if you don't they will prevent you selling the property until it is paid, TC or no TC. The issue is (as above post but one) is that when buying the property if for whatever reason it is not settled then it becomes the liability of the current owner, years ago it was easy to do this now these things are settled at transfer, well that's the theory!

How is the Annual Government tax issued to the property owners? I know of the local tax from Lapta that goes on the water bill but not the Annual Government property tax.

As far as I am aware the property tax is due in April (emlak vergisi) each year.
I am also aware that it is pre requisite for this tax to be paid prior to any house sale completion.

As my neighbours discovered, if you don't go and tell Lapta you have moved in then they don't register you or charge you property tax. When my neighbours discovered this and took their sales contract to them they had 4 years tax to pay (starting from the signing date on the contract) plus interest.
