Terrace Isolation Work

There was some "water dropping" in from our tiled terrace into the rooms thereunder during the last heavy rainfalls. Can someone recommend a good man or company wo can do a proper terrace isolation job (about 15 sqm)? Living in Lapta area. Thanks, merry and peaceful Christmas to everyone. Fred

Hi,

I can recommend "Cyprus Homebuilders".

Did both a ground floor terrace and a first floor one this summer.

Very happy with the results after the rains of the last few weeks.

regards Mike Turner

This is a common problem.

Before going to a lot of expense worth trying to seal the terrace your self. Look for gaps in the grout or round the edges and fill with suitable waterproof grout or silicone.

Buy some clear waterproof liquid sealant such as Weber which can be purchased at Tayfe/Marshalls. On a dry sunny day apply a liberal coat using a decorators roller. A 2nd coat once the 1st coat is fully dry (allow 24 hours) even better.

Repeat the process on an annual basis before winter sets in.

I do it myself with CT10. Costs about 70tl for a contain and its fabulous stuff. You have to do it before rains set in though at end of October or when you know there is a fairly long period of dry weather, but not in the heat of the day. I only have to buy two containers, and we have large terraces. Give it a good shake, poor it into the roller tray and then it takes no time at all. I make sure I do the top terrace carefully as its over our living room. I then do all the downstairs terraces and with the roller turned on its side I just go one roller width up the walls. The whole thing takes me about an hour and its magic. Even after the rains we have just had. We used to have dreadful problems but for last three years after using CT10, nothing at all. Im sitting here with fingers and toes crossed in the hope that I haven't talked a problem up!!

I have just sealed my terrace after same issue.
Water will not penetrate through ceramic tiles but will seek out failed joints, seams or cracks.

The best material is the 310mm tubes of sealant with plastic nozzle applied with a mechanical sealant gun.
The best material is a POLYURETHANE sealant adhesive. do NOT use the cheaper SILICON type as it will shrink back and fail far to easily.
The best is probably SIKAFLEX 291 but others are available as long as it is POLYURETHANE.

Apply a good 10-12mm bead (cut the nozzle accordingly) with the gun and ensure the sealant forms against TWO edges with no breaks, gaps or air bubbles.

I used a 'Marshall's product named 'Isolaytion' when I did my roof terrace 3 years ago. Not a trace of water ingress since. Readily available at any Marshall shop, cheap and comes in several sizes from 1 litre up.

If your terraces are edged with Travertine stone, make sure you give them at least 2 coats all over,it is very porous.
