we are over here for 2 weeks looking at property to buy, really like the look of forest golf and beach residence, esentepe
is there anyone who has bought there, are there any horror stories! or anything we need to be aware of?

Dont know anything about that development but my advice is to rent first then buy later . Its what i did and worked well. Good luck.

I can put you in touch with a good independent lawyer. Do not use the sellers lawyers. Check management fees when buying on a site and what is included.

It's a really lovely site. We lived in a bungalow there. No problem, so as far as I know.

Dalaman, the best advice I can give you is to speak to owners on site, they will not mind, it is a lovely site.

I have lived on the site for 6 years, it is a very well kept site. It is quiet for the majority of the year, only getting busy in July and August.
There is a monthly service charge but it is quite good considering we have 3 large pools and gardens to maintain.

Check that people who have bought on these sites have their deeds. Demand that money will only be exchanged on deed transfer. Make sure you research what the consequences of buying Greek Cypriot land could be. Be aware that there are massive loopholes in TRNC conveyancing laws which fail to safeguard buyers.

as the general opinion seems to be rent first, that is exactly what we are going to do.

Wise decision you may also find if you rent onsite and decide its for you there will at some point be someone who wants to sell and its often the case that resales are cheaper and if you can avoid agents fees etc etc

Check out the deeds situation on houses you wish to purchase. Some you will never get the deeds as they are mortgaged by the builder to banks.
Does the house have mains water as this is a big issue just recently with the changeover to turkey water and water meters in some areas.
Look at the maintenance company the site is using and find out the % of owners who are paying the maintenance fees, what powers and duties are in the maintenance company remit and what are extras!
Keep reading and asking and by renting you can get a feel for all the areas locally before deciding where you want to be based.

I also agree about renting first. Also, buy a resale.
Another point is, if you have children, it's a fair way to schools, or health issues, hospitals.
From past experience, not being far from a hospital is a plus.

This is a beautiful Island to live on, but don't leave your brain on the plane.
