Estate agents misrepresentation

The property next to ours has just been put up for sale so you have to have a look don't you
It is advertised as 30sqm more than it is with full kocan (not) with garage (lean to) and cellar???
Some one is going to get a surprise.

So who is an honest estate agent......I would be interested in peoples honest opinion and experience before I market my own property

Im nit an estate agent but regarding the sq meter you will rind all the agents use gross square meter to include external and internal walls its standard practice sonthat might explain he 30 meter . Also who kniws ifbits the owners who habe siad its fiull kocan amd not the agent ?.. its not just agents who are didgy over here

Well I have witnessed an Estate Agent measuring room sizes here & they do it internally then add up the individual rooms to obtain the total m2. The outside balconies are measured separately.
Reyntj the vast majority of house walls here are only one brick wide therefore they do not have internal & external walls just the one wall!
The agent should of course verify what the Vendor has told them but I expect there are lots that do not, they seem to be springing up all over the place again.

Clearly they measure the internals but i think you will find it wide spread they add on a factor for internal and external walls . They normally assume 0.3 meter for external and 0.2 meter . Bybthe time you add it all up it increases a 170 metr internal house by c 30 meters . Its even worse when younlook at flats theres quite a few new developments quoting x meter and when you comoare it to the internal area even including walls and balconies it simply does not add up . I questioned developer about it and hey had to admit what it includes is a proportion of the flats share of the communal internal areas ...hallways etc ....its very annoying but widespread . I suppose if i was an estate agent if you cant beat them join them memtality .

Deeds pending,? Deeds in owners name? Deeds ready to transfer? Resale property vat to pay?
15 minutes to Girne, 5 minutes to golf club, 2 minutes to beach and 20 minutes to Ercan.
One estate agent told me last week lots of people are happy to buy property without deeds in place because they have legally binding sale contracts.
