Lapta yearly Property Tax

Has anyone paid their property tax recently just wondered if there has been an increase in this Years Property Tax please?

We paid ours last week Lapta and it seems to have gone up nearly 3x what it was last year x

I don't understand how it can be brought forward.
I pay 1st April for 12 months.
Next due 1st April following year.

You have to make the first payment by the 30th April and second by 30th September but can pay earlier

"first/second" ? Is this an option to pay in two parts? I've only paid once yearly, and assumed that was full payment for the year - if what I've paid each time was only half a year, nobody's told me I owe a few "second half" payments.... :shock: :wink:

A communal pool, as on a site (several properties), or an individually owned pool?
If communal, 300L EACH property owner? :shock:

You have the option to pay in two instalments ,but you have to ask.
If you don't pay the second payment it is added onto your next years payment with a small fine.

Thanks I was just checking I have always paid Lapta Property in January, although I know that Girne & Alsancak are due 31 March and options for 2 payments if you want. The bill last year was 89TL this year 412.90TL for a 1 bedroom communal site with pool - but as I was doing it online I wanted to check if maybe I had done something wrong !

Charlotte, I'd check to make sure you're not paying everyone elses portion of the pool. That increase is nonsense for one bedroom accommodation.

Ismail at Lapta Belediyesi explained to me it is based on Garden ( or land) also big increase if you have a pool and property m2. We have 2.7 donum , 10x5 pool and approx 244 m2 build. Our has gone form approx 390 tl to 890 tl.

Approx 89.00 stg for this in virtually crime free surroundings is very good value.

Property tax was calculated using 1tl per meter covered area plus 25% if you have a pool.
Has anyone asked what/why such an increase? The local villagers are not going to be able to pay.
I remember when Lapta took over all the small villages and the water increased from 1tl per tonne to 6tl. The locals blockaded the roads and the police had to be called.

I have now paid at Pay Point online and the payment has gone down to 132.50TL

Looks like the mayor wants a new Merc.

Do you know the details of the formula that they are now using, because it doesn't appear to be the same as the one that you posted...

I don't know how they are justifying the ridiculess increase, l heard it's something to do with pools but I have been in touch with a freind who doesn't have one and theirs has gone up.
At least Dick Turpin wore a mask
I have emailed them with no reply.
Has anyone in a different belidere have such an increase?
The formula l quoted was how it was calculated.

According to my very well connected to the Government TC neighbour they tried to bring in a large increase a couple of years ago but it was declined and instead the property tax went up 10% 2 years ago then 20% last year. This increase was agreed in November but not publicised. He says that the extra funds will go towards the pot for paying compensation for GC land and property.

Lapta council was 14million TL in debt a couple of years ago when the mayorship changed hands.

The mayor was replaced by the deputy mayor.
They used to run around in old vans but all brand new 4x4 s now.
Is this increase just in the villages controlled by Lapta. Is there a similar increase in other locations around Girne?

I have always thought that the property tax here was ridiculously cheap when you consider what we get for it, in most cases it works out at less than £2 per week, about the price of a cup of coffee. Of course there will be people who can't afford this increase, there are many who at present can't afford to put food on the table and have no idea how long things will stay like that with the restrictions that are in place just now. The Beledire are doing their best to help poor families, but it costs money, so surely the people who can afford the increase should consider themselves fortunate, we none of us know when we might need help, in these awful times we should all be willing to show some compassion and work together to help in any way we can.

I live in a 3 bedroom, old Cypriot type property in basbinar no pool, just paid this years council tax 300tl I don't know what it was last years as I was not living in this property

The increase in property tax in lapta is not chaneled to those who have little or nothing,
Look at the new monumental belidere building and the vehicles that they run around in.
Are other areas experiencing the same % increase?

I may well be incorrect but my understanding is that the annual property tax actually goes to the central government and is only collected by the local area.

Don't know about Girne but in Lapta it it a specific tax account number that differs from the general belediye account number. I had to get it from last year's receipt. I think it was along the lines of TLAXXX.

I used WhatsApp to contact Lapta Bele, in order to get my tax account number. I sent them my name, address, and water account number to identify myself, and they sent the info back within an hour. Not sure if all of them offer this, but worth checking.

Yes I have the reference number it is as the example TGExxxxxxx maybe the calculations for Girne are not finalised yet.
