Types of Kocan

I am in the process of putting my villa on the market. I recently acquired my Kocan after many years of trying ! The agent I have decided to use has asked me what type of Kocan it is. I know that there are shared Kocans which mine is not but I am not aware of any other type . Could anyone enlighten me please ?

Turkish, English or Exchange. Not sure if you can have Greek deeds.
Types of Deeds:
Pre-74 Title Deeds (Turkish and British):
These refer to land or property built on land that was always part of North Cyprus and never owned by Greek Cypriots.
TRNC Title Deeds:
These are new title deeds issued by the North Cyprus government since the division of the island in 1974.
Esdeger Land (Exchange Land):
This refers to land that was exchanged between Turkish and Greek Cypriots after 1974.
TMD (Tahsis Land):
This refers to land that has been assigned.

In 1990 I bought a property from a Brit. He had bought land in Orga as it was (Kayalar now) in 1972 and had a house built on it. As the land was more than an alien could own (21 donums) he took it from the freeholder (A Greek Cypriot) on a 99 year lease. After 1974, the Brit applied to the court to obtain the freehold. I bought the property in 1990 by Deed of Assignment and carried on with the freehold application. After many years, the court approved the application but for a reduced area of land (4 donums) including the house. The title was created in the original owners name even though he had already been dead some 16 years ! As a result of the Deed of Assignment, I was eventually considered to be the rightful heir to this property and this month I finally obtained the deed in my name ! Hence my question about my Kocan.
If patience is a virtue, I must be one of the most virtuous people ever !

Myself and 2 neighbours were sold property as Esdegar land in 2003. We all sold last year and discovered it was actually Mücahit Puan title and no Turkish bank would give a loan on this title, although a Cypriot bank may. Luckily all our sales went through to locals!

You need to go the tapu with the deeds and ask for a tasinmal astirma.
The type of land is not on the kocan. The room layout will be on the deeds if you have individual title.
Most serious buyers who know what they are doing will ask about the tasinmal astirma even before viewing.
With different deeds its a critical document to attain before marketing so everyone knows whats what.
You pay a search fee c200 tl then come back when they tell you nornally a few days.
