House price to a Foreigner or Local

I'm interested in the above (please don't suggest going to an Est Agent, as I don't trust any of them) I've always been led to believe that lesser price to locals as they don't have to go through all the rigmarole that the likes of us do BUT have never been able to ascertain an approx. percentage difference. Anyone out there have a ball park percentage . Pm me please.

As far as I am aware, and a few houses around us have been sold, after viewings from locals and ALL others, the price should stay the same.
The locals think they are entitled to a better deal. They are not. It is YOUR sale so you state and agree a price.
The one difference is, sometimes they will try it on, is if the property has its Kocan etc.. If no Kocan the locals will try to knock you down loads. Do not shift as they will get the Kocan within approx 28days. Only sell with a sum you are happy with.
