Commission for selling a villa?

Is there such a thing as the "norm" these days, thinking if selling, sole estate agent.

I've come to the decision that Sole Agency doesn't really work. OK so a lower commission i.e. 3%, and two Agency's 5% (do a deal) but double the data base particularly abroad. Just a thought.

3%? If I found an estate agent with that rate I would snap their hand off. I have been quoted 5% plus VAT

Mollie, I have to admit this was early 2025 and prices have gone up, but the reasoning seemed to make sense re data base of customers, particularly if you know that some Agents tend to aim at different nationalities.

It’s typically 4% sole 5% multi agency

With the market as bad as I am hearing you need to go multi agent to even stand a chance of selling

A lot depends on what the Agent is offering for their fees I.e.does it cover transferring all the 'services' ( electric, water, council tax and any site fees to the new buyer and settlement of any outstanding fees. Additionally, the value of your property needs to be taken into account - lower value = higher %. We sold up earlier this year and if you PM me I can provide exact details.

Just advertise it yourself on 101evler.and accept 5 % less.win win for buyer seller. Its all the agents do for 5 %.
