Just a warning to everyone. READ your policy, I made the mistake of glancing through it. I read the first page which states scope of cover, part of the items listed is flood for the amount, internal water for the amount. So when my roof is leaking and rain pouring in through the ceiling I find that I am not covered by the above. this is word for word
Internal water Clause Without prejudice to the provisions of fire insurance general conditions any damages due to reasons given below ARE including in the policy.
1. Any damage caused by water tanks and cisterns on top of the buildings blah blah
2. Any damages to the interior of the building caused by leakage of water through the roof and/or eaves of the building as a result of rain water, snow or water caused by melting ice and water entering into the building as a result of water blockage or overflow of gutters or streams.

So is it me reading the above wrongly, or should I have assumed that I was covered.

You will be covered against specified perils ie Fire, Theft, Storm etc.

Water damage will not be covered per se but in very specific circumstances ie Storm, Flood, Escape of water etc.

The idea is that you are insured against things that may or may not happen. If you have a leaky roof water ingress is inevitable and is therefore not insured. The repair of a leaky roof falls within general maintenance of a property.

Does that make sense?

Just read further down and there is a paragraph that states Cases outside of Guarantee.
Any damages as a result of water entering the building thorough windows and doors left open, chimney's, leaking roofs, and damages brought on due to water tanks and cisterns in the loft or within the home are out of scope.

So totally my fault for not reading the policy. So....... if you have a leaking roof which you didn't know you had, until it rained, then if your with Credit West insurance you cant claim. Has anyone else got this covered on their policys.

We will fix it ourselves, but I would like a recommendation of another insurance company.

Any damages to the interior is covered by a leaky roof so it states in the first paragraph, but they are telling me that I am not covered, the ceiling (plaster boards) have split and the water has come through. Is the ceiling not part of the interior.? I am at a loss. Just need to get it sorted and move on, but I would like any other happy customers to advice me of who they use.

Any insurance contract will have the same wording/cover.

If you have a leaking roof which you don't know about until it rained then you will not be covered. The thinking behind this is that a Policyholder should inspect the property regularly and carry out maintenance as is necessary - a bit like a car having an MOT every year.

You will be insured for Flood and Flood has a legal definition.

You will be insured for Storm - which again has a legal definition.

Rain is not a storm - unless accompanied by a wind of sufficient strength on the Beaufort Scale.

As I said you are insured against things that may or may not happen. If they are definitely going to happen you cannot insure against them.

The exception is death but that is termed Life Assurance not Life Insurance.

I'm trying to be informative - but appreciate it may sound a bit authoritive but that what it's like dealing with insurance contracts.

If you need any specific advice I'm happy to help.

Have you tried Jannette or Pinar Catalkoy based 05338482052

or ferdi Elzem Insurance Girne 0392 815588
Both agents are with kibris sigorta therefore I have only had insurance dealings with Ferdi
I had a similar problem the previous management company had already made a claim on the roof and did nothing but the help I received with my claim was outstanding.
