Ex-Pats living in Mainland Turkey

I have just received an e.mail from a friend who frequently holidays in Turkey, and I wonder if anyone can confirm or deny his news. I quote, 'Ex-pats, who bought properties 8--10 years ago, now have to leave the mainland every three months. After which, they can return for 3 months only, before leaving again. Consequently,properties are being sold at ridiculously low prices, mainly to Russians, or local business men''.
Where might this leave a lot of us, if Erdogan gets his fingers further into the N.Cyprus pie?
Hopefully, for us this news will not be true!

They have to have residency to live there they can't go to Greece anymore to get 90 Days visa. This rule came in sometime last year. I go to Turkey regularly I can only have 90 days in 180 so if I go for 3 months I can't return until I have been out of Turkey for 3 months.

Maybe I am missing something here, but surely the 'ex-pats' you are referring to can get temporary residency same as here in TRNC....the coming and going,correct me if I am wrong of course, only applies if you are not willing to apply for temporary residency???????

Short term residency Permit in Turkey could be cancelled if anyone who spends more than 120 days outside of Turkey during the preceding 12 months, it will not be renewed the following year.

So if you are a home owner in Turkey and basically do not spend 245 days in Turkey in any year the permit will not be renewed the following year, so you would have to take the route of a Tourist Visa.

Law changes in Turkey usually are poorly handled and get confusing. If I owned a home in Turkey and only lived there part-time I would contact the Turkish Embassy each time I was leaving for Turkey for updates. As far as I aware(and someone may know better) these law changes are still not set in stone.

Hedge-fund.

What a load of rubbish, I have two passports and a Kimlik card, we visit Turkey every year for 4 plus months at a time.
We are due to leave this year on Friday the 3rd of April for 6 month holiday, we have UK passports, TRNC passports and Kimlik cards.
The reason for a TRNC passport is to take the car to Turkey for 6 months, also we can stay as long as we like there, as there is no time limit on TRNC passport holders and no immigration charges
UK citizens who do not do residency have to leave after 90 days and are not allowed to return until 90 days later.
If you take a car into Turkey you have to buy the insurance at the point of entry it is up to you to choose how long you want to keep the car in Turkey, UP TO 6 MONTHS 180 days for the car and 90 days for you. The car must leave the country before the last day and is not allowed back for 180 Days, you can do this as many times as you like.
We are now looking at applying for Turkish Kimlik cards but we will have to look at the requirement on property, will we have to buy or can will apply if we rent.
Then I will have 3 passports, but don't know what I will do with them.
The other requirement for expats is you MUST have medical insurance which used to cost 250 TL per couple per month to receive free treatment at the state hospitals.
I hope this information clears up any points about visiting, or living in Turkey as a UK passport holder or a TRNC passport holder.

I forgot to mention, two passports issued in the UK will get you into trouble in Turkey, on entering your passport number is entered into the system, if you try to use the second one you will have a big problem with immigration. I have two different passports but only use my TRNC to enter Turkey.
