We looked at doing this thinking we could put our own stamp on an unfinished house and possibly save money. One thing to bear in mind however is that lots of shells have been left unfinished by builders that took stage payments off buyers but never completed the building. Many builders and land owners we approached were only too happy to sell but we became anxious that if they had already taken money from others, but not completed, it would be silly to trust them with our hard earned cash. With stealth mortgages on properties and many finding it difficult to get their deeds, its difficult enough without leaving yourself even more vulnerable and unprotected. I suggest, if you take this route, you get the deeds before you do any work or hand over any money.

Good advice from Lavender I would also add that you have to use the original architect unless he/she is prepared to sign it over, you must obtain a copy of the building file which contains the stamped & visaed plans, electrical, structural & mechanical (?) drawings & also check if it is a single plot otherwise you will have parcelsation issues as well.

With regard to msg 5 in this thread. Talk to the very few people who live there before you do anything!!! They are not what the seem to be.

I really don't understand why anyone would want to buy a property that has been standing around in a half finished condition for goodness knows how long. The concrete and rebar has to deteriorate over time without any protection from the weather. We look at these shells and wonder if at some stage they will, maybe, be finished and passed on to the unwary buyer who doesn't know their history. And that is apart from all the other pitfalls as mentioned in earlier posts.

Whilst the last few comments may appear negative unfortunately they are true. Very big can of worms springs to mind. But if you do take this route then good luck. As someone said you should get a good choice, there are literally unfinished projects every where.
