Final Approval and Parcelisation

Has anyone had any experience of being told that although they have Final Approval on their house (ie the rooms etc are detailed on a Kojan in their name), this does not apply to the land???? and that therefore there is a Final Approval separately on the land?
Also, has anyone had their land parcelised but without pavements and telephone lines being done? We have tarmacadamed road but don't really want pavements and phone lines.

We are parcelisining at the moment. The paperwork has gone to Lefkosa and the taxes are paid.
There is no way you can avoid the pavement and phone issue as each new parcellisation is classed as a new build and the pavement and telecoms issues are now compulsory, even if you don't want a phone or indeed if the phone line was available! Laws have been passed about these points. Also you have to have a fire hydrant installed too if there is not one close enough, regardless that swimming pools are on the plans!

We had the kocan for the land first years ago now we have a shared kocan for the house with next door,paperwork back from lefcosa ,Land registry say the beli need to parcelise no mention of pavements , telephone, but who knows.
It would be nice if there was a step by step guide of what the process is, but it seems most people's experience differ from one another!
