It seems to me there is a lack of understanding on the Wellington Estate understanding on how to claculate the price of a property when sold off the plan. It must include all the costs to be incured in the future. If this is not the case because of variations in the future costs these must be made clear in the contracts that are signed up front so when people pay their money they know exactly what it includes and what it does not. But I suggest that roads, pavement, connection to water and electricity are standard costs that should be included in the costs not be added later. But most of all it must specify if it is built on pre-1974 GC property. This more tan anything will make a huge difference to people and only fair that it is declared up front.

Post 51 has a very good point on pre-'74 ownership. However, the TRNC Government is dragging its feet on issuing Permission to Purchase (PTP) on such land if it was TC owned. Any prospective buyer should come, rent, investigate with an advocate away from the area intended to live in and then research again. Likewise, steer well clear of military installation zones, noisy night clubs, future high-rise (7 storeys +) building zones, rubbish dumping areas (quite widespread too) etc. In fact, just come and rent leaving your landlord with the infrastructure headaches.

Maybe a customer of WE, or even WE itself, could publish extracts from their contracts to show what was included in the sale in the way of:
Roads, pavements, utilities, issue of kocan, payment of taxes.
Then there would be no doubt who was responsible for what.

I asked Mr Hardy to set a timetable to start the process of releasing deeds. From his comments yesterday, he has no intention of starting that process. I did however notice that he did not deny the fact, he hadn't produced any deeds citing the cost of infrastructure which he would also like to burden his ongoing customers with before he proceeds.
This Island is littered with people who have had their dreams shattered and their bank accounts eemptie, by hear to day, gone tomorrow unscrupulous developers. Their path is well trodden, their speech well versed. Mr Hardy is no exception

As I re read this blog and Wellington Estates reputation wavers I do realise that in one respect, you can tell the truth till you blue in the face but without a certain amount of credibility there will always be a little doubt.

Whoever buys the company is not going to do so without being able to get a return on their outlay, so who will they target?
