Esentepe municipality charges
Anyone know what the municipality charges for Esentepe are this year and how do prices compare to last year?

Annual charges depend upon:
Property - size of 'roofed' area, pool etc.
Cleaning - approx 200 YTL.
Dogs - sex and neuter status.
Water - depends where you live in Esentepe.
PO Box - 45 YTL.
Strongly recommend a visit to Esentepe, hire a property and investigate options. If you buy outside of the village, you are required to pay over 5K YTL for H2O connection to the area and then more money for connection to the property. Many expats are moving from the area due to the ever-increasing charges being levied by the Mayor. Come and visit, enquire and make your own mind up. We, after 9 blissful years, will reluctantly join the rats deserting the sinking ship.
Charges are rising year upon year. Latest rise for electricity, + 20% across the board in the TRNC. Fuel increased, food increased.

Hi Tomsteel, thanks for that info very useful. We have been coming over for last 3 years on holidays to the area and looking to buy a villa in bahceli area close to the bars and restaurants along the old coast road. We like Sunset valley and its proximity to these, do you know if the same problems exist in this area regarding water etc as don't fancy buying in an area where all the expats will be leaving. Thanks for any replies to my first post.

tomsteel. Your response at message 3 was informative to a prospective buyer, but the last paragraph regarding rising annual costs, increases in fuel, electric and food was pure doom and gloom. Where on earth are such things not rising? It is also worthy of note that although the cost of living is rising, so is the value of the gbp against the lira, therefore if your income is in gbp things are not so bad. The people making the enquiry should be made aware of this, bearing in mind how much they will be paying Council Tax alone in the UK.
I don't want to get involved in a long discussion with you tomsteel, but I've been here 10 years and love it. (Not in Esentepe I may add).

Walshey68, we live very close to Sunset Valley and the villas, Carrington built and estate managed, are very nice. The estate is within the Esentepe area, so yes, the high water cost (5275 YTL) per dwelling, plus additional charge to get the pipes to the house will apply. If you intend to purchase, consider a house in Kucuk Erenkoy, 3 mins drive from Sunset Valley but under Tatlisu Belediye and no high charges there. Plenty of decent restaurants, beaches too.
Silverfir, no long debate with you but I guess the original poster knows how to complete UK/TRNC price comparison research. The high number of expatriates leaving or have left the Esentepe area speaks volumes, albeit I am unaware of any research data available as to the reasons for their departures.

Art, I do not know of any data. Certainly, in the area of our estate and the adjacent 3 others, at least 5 couples have sold and left in the last 2 years. 1 left for failing health, 1 left for frustration with judicial rip off, another left for a different life style in central Europe. No idea why the others left. However, I guess my point here is they left before the Mayor initiated his extortionate H2O charge and the recent 20% rise in electricity cost.

I genuinely do not believe that many people are leaving the Esentepe area because of the water issue or the increased cost of living.As another poster pointed out the lira has for the past two years given great value v the £ which would compensate for any additional cost.I think health issues,property problems and the frustrations of dealing with the daily burocracy would be the main reasons for moving out-not financial.Generally speaking in comparison to the Uk the TRNC still offers better value and in my view a better life style.

A quick update on number of leavers. Have been reminded of a couple who left last year for Panama, ergo - 6 from this small patch. I appreciate GBP v YTL rate is good at the moment. However, import costs of goods is rising, fuel, gas, electricity, Governmental charges etc are also on the up. I am not sure a comparison of UK costs against the TRNC is helpful as the parameters are so different, wages, food costs etc. I absolutely agree on a better life style though, I just wish it was not within the remit of Esentepe's parish.

Hello,
I am the original poster, we also left the island to live in Portugal, I personally had lived in Kibris for 12 years and had seen a hell of a lot of change and unfortunately not for the better.
We have found Portugal to be cheaper in general to live but much cooler in the winter, beaurocracy is much easier to handle, not such an expat lifestyle as Kibris but we love it.
As for Esentepe, the water fiasco is a disgrace, electricity is just as costly here.
We still retain our villa in Esentepe but ideally we would sell it when the time is right.

Until I came across this thread I had thought that H2O connection charges would have been pretty standard across the different boroughs, varying only by final connection charges. I now realise that Gv't obviously have had no part in funding the costs which must be totally borne by property owners.
It therefore follows that resulting charges per capita depend upon the distance from the previous end of line point and no of consumers in each borough.
Having said that charges of 5K + TL are eye watering and it may help Esentepe residents in some way if those of us from other areas can give some feedback on our own experiences.
My location is Salamis on the outskirts of Yeni-Bogazici borough on the east coast. Pipework was laid to our property boundaries 2 years ago from a distance of 3/4 Km from Yeni village ( I don't know the connection distance from Yeni to the previous supply end point) and water commenced to flow two months ago.
The total charge imposed to connect to the supply and fit the water meter was 1,350 TL. Of course no accurate comparisons can be made without knowing connection distances, total residences for each borough but, even so we appear to have an absolute bargain compared to Esentepe.
