35 % build permit ?

I have some land it has 35 % build permit its 577 meter. My understanding is the 35 % equates to 20 % gross build on thevground floor and 15 % gross on the firs floor . Also second floor not sure ? Is it 10 % ?

My plot is surrounded by some other houses built by a well known developer they have off the plan houses they will construct . Some of the floor plans seem to exceed the 35 % build for the plot size that have already been built .

Does anybody know definitively the correct application of the 35 % build permit . Is it just internal space or does it include external walls is there any leeway with planning control any other info from informed people would be welcome . Im waiting for the architect at the construction company to come back to me . Its always good to get other peoples experiences etc especially as its the trnc and rules are always changing etc etc

i think the 35% refers to the covered area of the building i.e. kit ,living room ,bedrooms etc,not balconies or terracing.
