Parcelisation is where more than one property has been built on plot of land each property needs to be reflected on the deeds enabling individual deeds to be obtained.

For example we are a cul d sac of 12 houses which has not been parcelised. We own a 1/12 share of the land. Funnily enough the developer assured us it had been parcelised- surprise.

We are one of seven villas and we started our parcelisation 4 years ago! We are nearing the end, well this is what they keep telling us. After 15 years living here we know what the system is like, so we go with the flow. There are no problems associated with our Parcelisation it is simply taking so much time to complete because the people involved are so slow at doing their job. Yavas, Yavas!

Further to above comments, not many people know this (!) but if properties in the one plot are over 5 years old, you do not need to have the original architect do the parcelisation process - you can go to an independent architect.
8 houses in our row, on the one plot of land, and through an independent architect one year ago, we are now at the end of the laborious process to split the land into 8 and have our houses registered on our own plot of land. We are now awaiting the issue of the new Kocans.
Not too expensive when divided by the 8 (Belediye has a set chart for costs, but you have to also factor in the charges which your architect will expect) but bit of nightmare to get general agreement to it, some people may not wish to pay any more money for their houses. Belediye needed kicking occasionally and also telephone company - telephone lines have to be laid even though no phone will be connected! Having said all that, it also helped that our builder was honest and had paid all his taxes, some will not have.
When attempting to sell your own house, which may be necessary one day, more and more agents and viewers are asking for full Title Deeds.

My land is Turkish title, It took 12 years to get PTP and another 3 years to eventually get the Title deeds. At last happy with the out come but wallet is quite a bit lighter now.

Crofter it pays if you keep going in to see how things are proceeding. It took us three years from start to finish to parcelise the eight plots on our site. A lot of delay was because of waiting for workmen to do things like the telecoms and the hydrant which are now required.
We took the file number in about once a fortnight, to the district office, to see what stage things were at.
Our original architect had died so we had to use another one. Our builder was helpful throughout and paid his share.
Luckily our neighbours all wanted to complete the procedure and we had a lovely celebration once the deeds were in our hands.

What happens if you haven't got a hydrant and are still to parcalise. Or properties are over 8 years old and no Kocans yet.

Before you complete the Kocan procedure a fire hydrant must be installed if there is not one already nearby and you will also have to install telephone lines even if you have no plans for a landline.
