Question re selling a property

My friend is selling her apartment. An offer has been made which has not been accepted at this stage. Prospective purchaser wants a search doing and the agent says this should be done by the seller. Is this correct?

I would say "Absolutely NOT" - why should a Purchaser trust any search info which was paid for by the Seller? - that's Madness!

The searches are done by the buyers lawyer. Or should be.

What search is being asked for?

This is something UK solicitors would normally do on behalf of the purchaser to find out if there are any planning, environmental, land issues etc. Here the key is to make sure there are no charges against the property in the form of mortgage etc After that if the VAT is paid and the property is shown on the deed the key areas are covered.

Buyer should assure themselves of this.
Some are wise and some otherwise.....

A search. ????
I would say a search means you pay hundreds of TL for nothing.
Certainly would be no comeback on the searcher in any untoward event
Best go to the local Beledesi and have a word with the Mayor re questions about the area surrounding the property, and anything else needed to question.
Just my view.

This is perfectly normal practice now. A search is instigated at the Tapu (Land Registry) it can only be done by the person named on the Kocan or a lawyer.
Obviously a lawyer will charge for their time so your friend can go in person with a copy of the Kocan & their passport the staff are very friendly and will help with the form the cost is around 27tl & it takes a few days to be done.
The document shows the name on the Kocan, the type of title & whether there are any charges against the property
It is a requirment of banks prior to processing mortgages - a large percentage of buyers require them now
As all prospective buyers are now requesting searches your friend will need to get one organised but only hand out copies do not part with the original!
I would advise going in the afternoon when the staff are much less busy.

Thank you. My first reaction was as others above but it does makes sense.

My Selling estate agent did mine as a part of the selling procedure. It cost 80tl.
