Seeking a good plumber

I need a plumber

who can solve my problem with water tanks and a pump that is constantly running.

Have had a few "plumbers" who did not manage my problem.
If you know about a good plumber, please leave a tip.

have you checked toilets running the only reason your pump keeps running is either the control unit has gone but then usually the dont run at all or you have water escaping from some were . Look see if you have any damp patches that is a sign . I f you do have a leak under the floor it can be an expensive job to find we can have a look http://www.braceybuilders.com

What I want to know was how he solved it, my Non Return valve has been replaced, but the pump still runs, even though supply to toilets and all other outlets turned off.

You did ask what the problem was, not what the solution was, didn't you?

To test Gates' hypothesis, turn off the stop tap situated immediately after the outlet from the pump. If the pump carries on running, then the 'Press Control' electronic control unit is faulty.

If the pump does turn off, then you've got a leak somewhere, and that could be anything from a dripping tap or ballcock to a fractured pipe - happy hunting!

I would have thought that you would have had water coming from the overflow of the roof tank in that case...

Yes, that's one of my problems, water running from the overflow of the roof tank. I have had two plumbers who replaced the float switch there.
Water continues to leak. The float switch does not seem to be able to turn off incoming water when the tank is full.

In addition to this problem, we appear to have a system that differs from others. Water goes directly from the municipality to the roof tank and also to a tank in the soil. The pump is located near the tank in the ground. Although no leaks at taps or toilets, pump runs a while for every 1½ minutes. The strange thing is also that if direct water to roof tank is turned off tank continues to leak. Does water also come from tank i the ground?

I can write more about this but think this is enough for someone with knowledge to understand what the problem is about?

Old Owl, it looks as though you have 2 separate issues, if you are absolutely sure that it is the ballcock not turning off correctly - the ballcock failing to turn off the water could be due to the higher pressure from the 'New' supply - assuming that you are connected to the new higher pressure supply (if you're not, then I haven't a clue) - if that is the case, then a pressure reduction valve (regulator valve) fitted just after the water meter should sort that out.

The pump running intermittently could certainly be due to the non-return valve not working properly, as turned out to be the case for 'tutor4u' - you could perform the same test as I suggested for tutor4u, to establish that the PressControl unit is actually working correctly. It is possible that a faulty non-return valve could also give the impression that the ballcock is not turning off, which is why I hedged my bets a little in the first paragraph - while you've got the 'stop tap after the pump' turned off, and the municipality water turned on, check to see whether the top tank is still filling up. If the ballcock is faulty, then it will be, but if all of the symptoms are due to the non-return valve, then it won't be!

Oh, I'm really grateful for your explanation that for a layman like me sounds reasonable. I must admit that all of this is Greek to me
I will try to get a real plumber and pass on your tips. Hope it will solve the problem. Will tell how it goes so keep fingers crossed.

Oldowl, if the roof top tanks ballcock has been replaced and the tank is still overflowing it will be the nonreturn valve on the outflow pipework from the tank. Water is effectively filling the tank from the outflow pipe. As mentioned, if the pump runs continually it indicates either a water leak or perhaps a faulty pressure controller on the pump. If there is an isolation valve at the pump but after the controller shut this off. If the pump stops then you know it is a leak downstream of the valve. If it continues to run then look at the controller, leaks at the pump or if your tank is underground it could be a faulty non return valve in the underground tank. The float switch in the tank is there to stop the pump from running should the tank running dry and damaging the pump, it does not controlled the water pressure.

The problem is solved. There was a faulty valve in the roof tank. When it was exchanged it solved all other problems at the same time
Took 2 "plumbers" + a really good one to solve it.
