Hi there, there fairly new to the forum but have posted before.
We are now in rental accommodation having moved from Malta over the summer, hectic!

I would like to ask about up to date prices for electricity kWh wise?
Our LL put 200 kWh on as a starter when we moved in but not sure what that actually will cost in tl?
Tbh like wise the price of gas and mains water?

Could anyone supply up to date info or indeed where we should be looking to find this info, is there a gov website, etc?

Assuming you are on the normal electricity tariff, the rates that apply are in the 2nd last column 'Yeni tarife ucretleri' and rows 4-7 inclusive starting with '02 konut (0 - 250 kWs)', etc. Each row representing the price for the units used. The tariffs are rumoured to be increasing again...

Water depends on area you live in and how it's supplied and gas on how it's supplied, i.e. tank or bottle. More information from you may allow someone to answer your questions more fully.

The water is again something we've had to learn about as we didn't know it was down to locality.
We are in lower Bellapais which (I think) comes under Ozancöy , I was asking about mains water so all we know presently is that it comes out of the tap, although there seems to be two communal tanks outside with pumps underneath, we've not found a meter on site?
Are bottled gas prices regulated by the government as elsewhere or it shop around?

Can't help you with the water prices as some Belediye (municipality) charge a set amount for X number of tonnes a month, some like Esentepe charge per tonne put on top up card (if you have a smart meter) and some houses have to get water via water tankers - your landlord should tell you the correct method.

Gas bottle prices, like fuel, are fixed so no point in shopping around.

Hi Darren, we are in lower Bellapais on the edge of Ozankoy. Our Muhtar/Belediyesi is Bellapais not Ozankoy. Might be able to help you a bit more if you are a bit more specific about where you are. If you come under Bellapais, like we do, then we have a water meter and a smart card, which we get topped up when we need it at the Bellapais Muhtars office. Have to say though, your Landlord does not sound as if they have been too helpful.

That's strange, we are on the Selim villas estate, pretty much behind ESK school. All and sundrie have said our Muhtar is Ozancöy, our address, even for police conduct is Ozancöy? Going there today so will find out. We have a smart meter for electric can find nothing for water though. Ll has been away so need to find out for sure.

Sorry, and it might just be me, but I wasn't aware there was any such area as lower Bellapaise. I thought it was either Girne, Ozankoy or Bellapaise? Maybe boundary for Bellapaise has altered?

obviously you have not heard of people saying we live Bellapais on sea which I gather is the karakum area by their description

We used to have a property on Selin Villas, one of the first ones built at the bottom close to Altinkaya. That was defo Ozankoy, but we had friends up the top end where the houses were built much later and they came under Bellapais. So, yes probably best to visit the Muhtar

Thanks all, having visited the Muhter at Ozancöy at the weekend we are definitely under that area as the muhter signed our proof of residence.

I spoke to my LL about topping up the electricity, he tells me that the kwh price per unit is 1.19 lira? That seems high to me but more importantly seems to have no correlation with the kibtek charts that alyin has kindly posted. I will say that we have a card system installed at the apt and past experience of these in Malta where we used to live had no bearing on the price of electric units. Could anyone confirm that this is the same here?

Darren that's 14p per KWH... I think that's about normal. where a landlord is reselling to you... he's making a profit I guess.

It should be a max of 1.0205 according to the Kibtek website and that's only in the highest band when you've used more than 750kwh in the month!

Yes but according to the kibtek site ( if up to date, and that's a big if) it should be 0.79k for 0-250kwh if I'm even reading it right, that being most of the problem. If this IS so then he's basically nearly doubling the tariff.....

The tariffs are correct, I'm going to try to send you an extract of this month's electricity bill that Kibtek emailed to us (couldn't load it here). You will see that in addition to the tariff for each band there is also a standing/fixed charge and street lighting charge (both vary depending on number of days in the period the bill refers to) then VAT is added to all that.

It could be that your LL is not on the normal tariff, it is quite common for some houses to be on what's referred to as 'builder's electric' (temporary electricity supply) and that is about twice the normal tariff. If you look at tariff 14 on the link, the old tariff (eski tarife ucretleri) which was effective until mid July was 1.1988, so perhaps that's your answer. If so expect a rise as it's gone up to 1.3905.

OK understood aylin, but if that is the case, and given that we have signed a years rental contract, should it not be the case that we ask the landlord to have the tariff changed to residential? I have now involved the agent who arranged the rental, they suggest a trip to the kibtek offices in Girne but easier said than done now we are working at school.

Am I to understand that you are being charged for electric by your landlord, rather than receiving a bill from Kibtek?

If that is the case, then I think that you need to find out whether there is a 'maximum permitted reselling price' that your landlord is legally allowed to charge you.

Regarding Tariffs - 'Builder's Electric' tariff is imposed by Kibtek until the building/development has received all 'Official approvals' and passed all inspections - an extremely Byzantine process!

Difficult to give more advice without knowing the fine detail of your circumstances and contract, I'm afraid.

Hi Keith

Yes he is reselling it to me at 1.33tl per kW. He says that he's rounding up because of standing charge (12tlpm)
Vat and street lighting (?). That doesn't bother me, what does is the fact that he's rounding up the highest tariff available, for 751+ which is ridiculous, we've barely hit 250kw in the month! Not sure who to contact about this tbh?

He may be on Builder's Tarif (for any one of a dozen reasons) which is a high flat rate (or not!) - or he may have one account, with several pre-payment meters attached, pushing total usage to the top band (unfair on you, obviously).

I can visualise a situation where the landlord has been cheated in the past by Students or the like disappearing without paying for their electricity, which has prompted him to install pre-payment meters - it is quite a common problem!

If it turns out that what he is doing is all legal and above board, and you can't persuade him to let you have an account in your own name, then as I see it, your only alternative option is to move to other accommodation.
