estate agents ,commission and lawyer
Can anyone recommend a really active estate agent, through personal experience. Also what sort of commission do the estate agents charge here on sales? Is there a need to use a lawyer on the sales side? thanks all for help
what is it like at the moment on the sales market in northern cyprus?

We are using Fraser Meridies property people. They charge 4% of the sale price and 16% KDV. The market is quiet now.

We used select international who were very proactive, professional and courteous. Cenaps wife is a lawyer and will do all the paperwork at a very good price. Most agents charge 4-5% of the sale price.

And don't forget, most locals do not use solicitors at all and prefer working through a Notar. There are quite a few people on this Forum who have cut solicitors out and gone down the same road. It's just us expats who feel we should always use Solicitors (which if course they are not really)

I will second what Sophie has said use a notar. Lawyers here have no duty to protect your interests. Also Google " problems north Cyprus estate agents ". It's an eye opener.especially ones involved in Gary Robbs circle .

Having bought and sold here successfully think not using a solicitor is dodgy advice.
It`s just finding the right one that`s difficult.
For example my solicitor gave me advice a noter would never have done or had knowledge of regarding the tax system here which saved me several thousand pounds.
I also find it incredible that expats use templates for wills in a foreign unrecognised country.

Estate agents, advocates and the legal system in TRNC is absolutely focused on bleeding foreigners of fees, commissions and additional costs.
The commission rates and fees are ludicrously high and by in large they get away with this extorsion.
There is NO duty of care.
There is NO due diligence.
There is NO accountability.
Buyers and indeed seller proceed with absolute caution. Eyes wide open. Pay for works done and ONLY when works are done.
This is NOT the UK and litigation upon property issues is a waste of time and money.
