New Harbour Villas at Barcelli

We have recently view at villa for sale on this site, and yes there is NO water meter fitted and according to the local belidyse it will be 2600ytl for a pre-paid meter to be fitted. It seems a nice quiet group of detached villas but any further information would be appreciated about these properties, warts and all!

I live in Bahçeli, close to Harbour Villas and likewise, am not yet connected to the mains water supply. The Belidyse is being disingenuous with its pricing information to you. The total cost for infrastructure, deposit, smart meter etc comes to over 7K TL per house, plus the cost of piping from the roadside to your individual house - distance will dictate this cost. There is a group of people who oppose these prices and sought the advice of the official Ombudsman here - advice was do NOT pay. An official review is to be undertaken by the Interior Ministry and Water Department to ascertain the Bașcani pricing, tendering processes. Your decision, of course. There are a plethora of posts on this subject on this forum.

Separately from the water supply, you should be aware that many more estates/extensions to current ones are happening or planned along the coastline to beyond Kűcűk Erenkȍy. Apparently, a casino is also planned and permission given, for Bahçeli. If that happens, there will be loud music at nights, increased traffic et al.

First look at the possibility of digging a well - it could work out a lot cheaper than piped water from the ever changing mind of the leader of the Belidyse! However, having said that, I think that the Belidyse have put a ban on the use of wells - just to make sure you don't provide yourself with water and not have to pay them their exorbitant prices!

waddo, you are spot on. The Bașcani has threatened householders with all manner of water prevention measures - no wells, no tankers, blocked off roads by locally-employed belidyse workers and pay over 7K up front before a drop of water enters a house, no pay - no water!!

These villa's have been built for at least 10 years does your property now have all the correct paperwork kosan etc it should by now be individual Kosan if not bin and move on

I have a villa on this site , we do not have a problem with the tanker delivery of water ,
the villas are well built , you can grab a bargain ,we have shared kosan as parcelisation not done because building permit was for 24 villas , only 19 built , owners are pushing developer to change this and provide individual titles , pm me for more info .

herald, our estate also has water from a tanker supplier in Kűcűk Erenkȍy. However, the Bașcani has stopped water tankers to Turtle Bay and other estates west of Esentepe and publicly threatened to do the same elsewhere, including estates to the east. We await this with baited breathe. I have to say, your estate always looks good when I drive or walk by.

Question

If only 19 are built the project was for 24 how is it possible to change the project, its not possible.

If it was possible then most sites in the trnc would have changed project.

So you will always have a shared tital deed, so the value is less and not able to Mortgage on it.
