Top Tips for water leaks...

Suspected Leaks in central heating or domestic water pipes (under the floor)?



Domestic water leaks

Reasons for suspicion:
  • House pump is cutting in all the time when water is not in use
    Dampness on internal walls that are not adjacent to exterior walls
    Salt deposits coming up from internal floors not adjacent to exterior patios or terracing
    Hollow sounding bathroom tiles
Things to rule out:
  • Check everywhere for obvious signs of leaks, dripping taps, weeping wall valves etc.
    Check all toilets are not leaking down the back of the pan. Lift the toilet lid/seat and inspect the back of the toilet pan, you can try drying the back of the pan wall with tissue and then watching for a few minutes to see if becomes wet again. If water is running here, you need to clean your cistern seal or replace the flush mechanism.
    Check washing machine shut off valve is working, the washing machine drum will always have some water inside if this is not working.
    Don’t forget to check things like garden taps, pool balance tanks if connected to mains and the joints around the pump
    Also check there is no sign of water coming off the roof from tanks

Central Heating System leaks

Reasons for suspicion:
  • Pressure in the boiler keeps dropping preventing the boiler from firing
    Salt deposits coming from the wall and floor near radiators
    Flaking paint or plaster near radiators
Things to rule out:
  • You will need a boiler engineer to check that you don’t have a leak in the expansion vessel of the boiler
    Try bleeding the radiators to rid the system of air
    Check visible pipework for weeps or leaks
