Advice sought for connecting utilities please

I am hoping to complete on a villa in Esentepe by late September and have so far scheduled, but not booked flights etc, to come out first week of October to as they say "take delivery".

The current owners are taking their Kibtek account and deposit with them which means we'll have to set up a new account and pay a new deposit, but is this the same with the Water?

Obviously if all goes well, we don't want to arrive on 30th September for the week and find that it takes 4 or 5 days for the services to be "connected". If so we'll need to arrange to stay with friends initially.

So first question is, does anyone have any first hand experience as to if and what the waiting times are to be connected from paying the deposits etc?

And where the offices are for Kibtek and the water company if needed so i can literally pick the keys up on the way from the airport and go straight round to pay etc?

Take a copy of your sale contract to Kibtec with an old bill if possible, a photo copy of your passport. Take a ticket from the correct machine when it is your turn sign the form, pay 417tl and your done there and then.

I'm surprised that the current owners are taking their account and deposit with them. A little mean, IMHO. It would be a lot easier for you if they left their accounts in place. If they are adamant then may I suggest you give them the deposit monies to save you the hassle when you first arrive? You can then transfer the accounts into your name when you have settled in.

417 tl ......ar you sure not good advice in my opinion by a factor of 3 and a bit .for non citizens its more like c 1470 tl.

Yes agree. It is more like 1500tl. Also I would not leave any account in my name, deposit or not. Not at all mean just don't want problems in the future.

My advocate did all this for me. Obviously I had to cross her hand with silver! And POE. Also did my property tax registration at the bellie in Esentepe. Wouldn’t do any harm in asking yours if they do it?

When I was buying my place, the water account was still in the previous owner's name - and due to non-payment, the water meter had a padlock on!
My notar ensured that all bills (including water, council taxes, etc. - all outstanding) were paid before finalisation, but I still had to pay to have the padlock removed! Electricity? He'd not even had a meter installed, so I had to pay for a meter, installation thereof, and a deposit!
No way would I ever leave any account in my name.....

I can assure you that I paid 417tl about 3 months ago. I was prepared for a much larger amount but that is what I paid.

Thanks all. I must admit i was told about a year ago when looking at a different property that the deposit was 1,500tl, but if they charge me less, all the better. So deposit paid on Monday 30th September for example, the electric will be on and the wife can make a cuppa. What about water though and where are the offices?

The water is supplied by the local council (Belediye) if the house is on mains supply. The office is in the village behind the Mosque. Payments for water supply (4.5 TL per tonne), council tax (rubbish collection and mossie spraying - 22TL per month) and annual property tax (cost depending on size of property whether it has swimming pool or not) are made here or at the local bank. If the property is not on mains water then things are more complicated. May be an idea to get a copy of a water/council tax receipt and the last property tax receipt (should have been paid in March, note it may have only been paid for 6 months as it's made up of 2 instalments) from the current owners to take to Belediye to help with transfer.

In the absence of TRNC citizen guarantor, you can register without a guarantor by paying three times the deposit fee determined according to your tariff.

Unless they changed the rules very recently which might be possible as they have changed the tarrifs and have also changed the criteria for cutting people off . I hav3 to go kibtek and im intrigued to find outas i have new tenants coming and ve told them they need to oay like 1500 tl deposit as im fed up keeping the electric in my name and getting texts that they are getting cut off .if its only 417 tl great but previously it was not

Good newsi its 470 tl . The 3 times deposits is only if your renting ! I was wrong !Bit miffedbrcause before when i wasnt a citizen they charged me three times deposit on a property i bought .

I do want to add that they definately told me it was 470 tl but that vas verbal ! I was just in mardo and the lady told me sixty lira i said thats a bit expensive she then thought about it for a bit then said. 16 lira so it could be 417 !

In April, we paid 470 TL as a deposit. Took selves, copy of sales contract, passports and old bill to Kibtek in Girne. Sorted in about ten minutes once they had found the file for the property.

Water in Esentepe village from the Belediye, again took copy of sales contract, passports and selves to the office. Changed everything over, paid a little outstanding 'council tax' and bought some credit for the water card.

All quite painless really. Good luck with the move.

We went yesterday to get the electric turned on in an apartment we will rent. Took a copy of the contract stamped by the tax office, copy of passports, meter number and 470 tl. Signed a form and electric was on straight away.

Many thanks all, that sounds encouraging. Apparently our Lawyer is getting final bills / receipts to show all is paid up to date and we'll be able to take them to wherever we've got to go, passports, sales contract and deposits as well.

So i just need to find out if our Villa is on mains water or not. It's not in Esentepe Village itself, just off to the left as you go past the Democracy Martyrs Monument from the coast road.

When you do get the paid up bills, Water will be listed as 'Su' (Turkish for water ) if the local Belediye (Municipality) are supplying it via a meter.

On some developments, the water is supplied and charged for by the Management Company, - they usually pump it from a private well, and in a few instances each villa might have to use a contractor to bring water by tanker - but you should be able to see what the situation is when you get to see the receipts.
