changing managing company
Our friends are not happy with their managing company. Is it possible to change the company ? Does anybody know a procedure?Thanks

We just told ours that we were not happy with their service and said we are cancelling the contract and not paying you any more.

Try Hayat at Doneghy and Beyler. they run our site and I am very impressed with them
As I got older I congratulated myself on my tolerance..... Now I realise I just don't give a "ooops"

I am pretty sure that D & B were the management company that we decided not to renew the contract with for managing our site as they were not doing a particularly good job at the time.
However; I can appreciate that they may well have improved there service and hence reasons to recommend.
I would suggest a great deal of research is required to make sure you get exactly what you want from any management company. Maybe others can recommend some more companies so you can compare.

First thing, is the management company's contract ready for renewal? If it isn't then you could be sued for breach of contract and loss of earnings, if it is then shop around. I would suggest you go and visit some other sites and see how well kept they are, ask the owners if there are any problems with the management company. There are plenty of companies in the buzz book but there is nothing like finding out from the owners what they think of them. I would suggest you start with a visit to the Sea Vistas site in Catalkoy, where the owners have experienced problems in the past. The new management company have made vast improvements there.

Do it yourselves it will save you a fortune and you will get the work done that you want, we manage our own and the site next to us has just dispensed with their management company and are doing self help and the improvement is obvious already, and they are enjoying the experience. They have employed the same pool cleaner we use because he is great and not a rip off, other than that it is self help, the money is collected and then spent to cover any bills and improve the site as seen fit.

I think DIY management is the best way forward, providing that the site has sufficient people and a little expertise to pull together a good management committee who are democratically elected, have a written and agreed constitution especially with regards to expenditure, how contractors are selected/hired, agreed planned works etc etc and are working for the benefit of everyone on the site. If its set up properly with an elected chairperson, secretary, treasurer etc at the start then DIY is very effective. However; if not set up correctly then all sorts of problems can occur.
DIY management does require those on the committee to work together and also does take a bit of personal time but on balance for me would be the preferred method of running a site.

We did think about it as it would save us money but very few of us live on site all the time and the absentee owners preferred a company maybe they think we will run off with the money!

Don't they realise the management company is already running away with your money?
If you do your own and elect a treasurer who you vet then have a dual signature bank account then that's safer than a management company who can go bust or just disappear with your money.
From some of the things I've read they seem to dictate to the site what their going to do (or rather not do) when the site is the paying customer and should be telling them what they want.
I have been running our site for 4 years without a problem, it's a mixed site with Cypriot, Turkish and UK residence, holiday homes and rented properties. They all pay their 60TL a month, that covers pools expenses and security lighting. Visitors always compliment us on the cleanliness of our site and pool. We have also built up a fund to deal with any repairs or improvements we want to make.

I think your friends have to decide what kind of service they would like,
If it is site, definitely go and see what the company maintains, ask if you can meet people on the site
If its individual cover they require, get your friends to write a list of all the things they think are important, get them to ask new people in the maintenance business check why they are here whether they have the funds if work doesn't take off, the older businesses check how long people have had their customers with them, get references. Remember all people are different and require different services therefore one company may suit some and not others. It does not necessarily mean they are not good at the job. Your friends have to feel trust, honesty and openness with whoever they leave their keys with.
As I say we can all do the talk its the walk which is the difficult part. Wish them luck and if they need any help

Take my advice and do not go anywhere near Doneghy and Beyler. I have just cancelled my contract with them. They over charge and under perform!
I have now moved to North Cyprus Property Management who would seem to be a very helpful and professional company.

Well, we have had a couple of management people, and it wasn't great!!!!! Yes, doing it yourself might be good at times, but if you are not there all the time it doesn't work! I have to say that we are finding that Jackie , who has 10 years experience in this area and has her own property company is brilliant! Her company is called Calendar Property Services and office is just past Courtyard . You can contact her at Jackie@calendarpropertyservices.com. She is very hands on and knows how everything works in Cyprus. We are so happy with her. She is well known throughout the community. She manages lots of big estates and gets things done big time. The gardeners she employs are fantastic. Hope this helps you all. She also manages sales and lettings.
