Evicting Illegal Occupants

Does anyone know if illegal house occupancy is a matter for the police as a first course of action or are solicitors and the courts the only solution?

I recommend,

1. Police
2. Solicitors
3. Baseball Bat

Go to the next if the previous option does not work

Obviously the first two are serious options, ask to know your rights

Chris-if it were me,I would move No2 to No3 and elevate 'Baseball bat' to No2-In my experience here baseball bats are cheaper than solicitors.

Thanks for your recommendation but I've heard it said many times that the police are not interested in illegal occupations. Therefore does anyone know if the police not being interested is true or false please?

The situation I need the answer for is very delicate and using a baseball bat would be like using a baseball bat to peel an orange. Thanks

Johnerebus, I can tell you a few ways, but not on here, lol.best thing to do is report it to your local police station, they wont do anything, but it w
ill be noted, then get a solicitor who will probably write them a letter giving notice if they dont leave it will be taken to court, sometimes, that works with the unwanted tenent.if not, then its court.good luck.

Go in when they are out, change the lock and then throw their stuff out. Possession is nine tenths of the law. Then tell them to take you to court. Police can't do anything. - Sorry but squatters do my head in. Seen neighbour do this in UK and he got away with it. If I had this problem again I would do the same as my UK neighbour. Tried solicitors here before and it is an expensive, long and painful process.

Be careful as you could end up in the nick they have rights if they are turks or cips and you could be arrested
If you go to court the judge will rule to give them time like 6months to get out if they can prove they dont have enough money to get another rental the judge will give them another 6months to find somewhere
This only aplise to turks and cyps so the best way is not to rent to them
easy rentals bite you back in the end

Interesting Gates - can anyone confirm this. As Soner is a TC himself, he might know a little more. I had the police help me once over a tenancy matter and they were very helpful indeed, but I cannot remember the nationalities involved. If what you say is true, then it would seem a little unfiar and illegal. But why Turks and not Brits. Many Turks are not c itizens, so why should they be treated any differently to other nationalities who live here who are not citizens. Or are you talking about citizens and foreigners.

Remove the electricity fuse and disconnect the water.

Simple method -they will be out in a few days.

We have been called in on many occasions after the court has finally got them out they had no lecy or water conected as bills of thousands had been amounted and in one case they were cooking in the kitchen on an open fire witch then ment all the goods in it needed replacing
I have heard that some have been threatened with life and it has worked
This depends on you but when you issue keys to them you have given them all the rights in the world
I always adise people dont rent to them and you wont get this problem trouble is the dont listen till they get this problem and then for the next 56yrs all your rental money has gone on expenses

Had tenants that had been paying 74tl for 12 years until I took over the premises, but took me another 3 years to get them out, no thanks to lawyers. But, if you want to do the right thing then do it by going throw the process of lawyers and courts, you may get your place back within 2 years.

If they do not have a contract, then get electric and water cut off as Art has mentioned, they can not reconnect without a contract.

Really sorry to hear you are in this situation, but looks like you will do the right thing and go through the legal process. You will need to try and not think about it whilst it is all in process otherwise it could drive you mad.

Alternatively, you could buy them out (ie enough for rent and deposit for another flat), which one of my tenants wanted but I did not out of principle - saying that, it would have been cheaper and quicker.
