Can anybody recommend an Estate Agent who is actually good at selling property?

Fraser Meridies will give you a realistic valuation as they always have their finger on the pulse of the current market. They will not give you an inflated price so that you go with them & then tell you to reduce it 4 weeks later like some others here.

How true this is I'm not sure, but I was told that Ian Smith Agency only take a property on their books if you have ALL your paper work completed i.e. your full title deeds. Worth bearing in mind if this is the case.

Ian Smith are a very reputable company and what you say on this public forum is not true!
They are a most helpful company who offer a range of services whatever the need.

Ian Smith will take on a property if you have shared deeds. I know this for definite having been to them recently

I contacted Boray in April this year. They valued my apartment and listed it, at my insistence, at £5000 above their figure. I sold at their original valued price and the sale was completed and the money was in my account on May 5th.

My friend is trying to sell her villa and she has had several estate agents out to see it. They have all said that the villa is lovely, it has fantastic views and facilities but they will not take it on their books without title deeds. The site is in the process of being parcellised but that is not enough, come back when you have your deeds was the reply.

Thanks guys for all your suggestions. I have decided to start with Ian Smith but may well add other suggested estate agents eventually. All our paper work, deeds etc are in order but I believe the market is slow at the moment so it is a question of patience.

journey1 I dont understand your response. My poınt being that Ian Smith appear to do everything correctly as it shouid be and that if you go to them at least you know where you stand. What is wrong with that? İd have more faith in them. than just about anyone. Thank you Butlers wife - there are Agents who will only take your property on their books if you have everything completed and I was given to understand IS were one of them.

I read your initial post as a compliment to Ian Smith and agree - in fact my advocate recommended them as well as she had never had deeds issues with their sales.
Having viewed lots of properties over the past month with 4 different agents I would say the problems were with the properties rather than the people showing the properties. A law would help which legally obliges the seller to disclose all bad issues (as per the UK) but in the absence of this it's very much caveat emptor regardless of the agent.
