We have just completed our renewal and we are both under 60;
Police station in Girne with passports and pink book, photo coppies of passport info page and your last residency visa, copy of you Kocan if you do not have that then a copy of your sales contract or rental agreement, Marriage Cert (take original with you too), Muhtars letter, Bank statements and remember to make two document packages one for you and your wife.
You do not need passport photos for a renewal.
Go to the polices station get your documents checked if all is good they will give you a slip for your medical, nip round to Girne hospital pay the fee and get your x-ray and blood test done, next day take the medical payment receipt to the police station and they will tell you when to go to Lefkosa immigration office.
Approx 1 week after your medical go to room 307 at Girne hospital and pick up your medical results take your passport wth you as ID, remember do not open the envelopes just take them to Lefkosa when you go for your visa.
Everything went ok for us quite quick and with no major problems.

Re: Repeat Residency requirements
Just a slight change for us,when you pay at the hospital you may be told to go to a private clinic where you will have to get the scratch test for TB so you have to go back in 3 days to show the result and then they send it all to the hospital

No the TB scratch test is a mutch cheaper initial test , if you have an adverse reaction then you have to have an X ray done at extra cost
