Hi all.

I asked for details of an apartment block that is being built.
When I received the exact location, I realised that it is extremely close to (217m away, apparently) Army Land.

Now I know I haven't got a snowball's chance of getting my Permission to Buy if it's close to/overlooks Army Land, but the estate agent says that:

"this would not affect your permission to purchase, due to it being a military clerical center and not a military base".

Does anybody know if this is a true statement or not?

My advice - stay clear! Even if it is, currently, a 'clinical centre' the military can always transform its use. Estate Agents are only interested in 'now' sales, not longer-term problems/issues for buyers.

Avoid it like the plague. It is not until you put in your request for PTP that you would find out if it was OK, by then you will have spent all your cash. Friends live near a non active service establishment and here we are 8 years later and no PTP.

It is entirely up to you if you accept what ANY estate agent tells you, but their sole objective is to sell and in this country you could not sue later for false representation.

Walk away! Buy something already built with all the paperwork. Ask to see the paperwork.

With CatalkoyChris on this. There are plenty of built places, buy one of those with the title in the vendors name and the property marked on the kocan.

I also think is anyone is keen to buy off plan they should say to the agent get me PTP and I will buy. Some agents are "connected" and can push this through quickly and if enough people do it then maybe it will help the system get things moving. The government have always said to get PTP first and I know that is pretty ridiculous but imagine if everyone buying said "no, get me my PTP first!
Some are wise and some otherwise.....

Mentioned this post to an estate agent friend and their view was to name the estate agent involved so nobody else falls for this con.
